The Gatewood neighborhood in the southern part of West Seattle is generally considered to be between California Avenue and 35th Avenue running north south, Thistle St as the southern border and Morgan Street as the northern. Gatewood is a primarily residential neighborhood with houses that were built largely in the early to mid 1900’s. Lincoln Park, one of the largest and most diverse in the city, lies at the western border of the neighborhood and there are several other parks inside it. There is no business district inside Gatewood although the border streets of California Ave and 35th have a number of shops and restaurants on them. The Morgan Junction at the northwest corner of the neighborhood where Morgan Street, Fauntleroy Way and California Avenue intersect is a vibrant area with a nice mix of restaurants and shops. Homes in Gatewood are primarily single family with a small number of condos and newer townhouses. Condos in Gatewood typically start around the $200k price range and townhouses around $350k. Single family homes often start around the $400k price range for a smaller not remodeled home while those that have been updated or a larger or newer command price points in excess of $700k.
