The Montlake neighborhood is in a special location serving as one of the connecting neighborhoods between central Seattle and North Seattle via the Montlake Bridge which spans the Montlake Cut. The tip of Montlake north of the Cut points out into Lake Washington and is bounded by Portage Bay to the west, Capitol Hill to the southwest and the Arboretum to the southeast. Montlake has a very small business district with a library and a couple restaurants and shops. Montlake homes are primarily single family with a large number of Tudor style and brick homes mixed with bungalows the majority of which were built in the early 1900’s. Due to its proximity to downtown and its less urban feel Montlake commands home prices that are on the higher end of the range in Seattle with price points starting around $700k for a single family home.
