The Phinney Ridge neighborhood north of downtown occupies a ridge which lies between Greenlake to the east and Ballard to the west. The ridge and neighborhood is named after Guy Phinney, a Canadian lumber magnate who moved to Seattle in the late 1800's and became a real estate developer. Phinney owned a large estate and property in the area which was bought by the city after his death and turned into Woodland Park. Phinney Ridge was a wooded area in the late 1800's and much like other parts of Seattle developed and grew as rail and trolley lines were expanded into the area in the early 1900's. With rail lines making transportation into downtown Seattle easy, Phinney Ridge experienced solid growth in the early 1900's.

Modern day Phinney Ridge is one of the more popular neighborhoods in Seattle for this same reason along with a vibrant business district along Phinney and Greenwood Avenue a mixture of housing options and an active neighborhood center. The primary business district in the neighborhood lies on Phinney Avenue which changes to Greenwood Avenue after 67th Street. Along this street there is a mixture of shops, restaurants, taverns and markets all with a nice neighborhood feel. Phinney Ridge offers a mix of housing options including condos, townhouses and single family homes. The condos and townhouses tend to be newer with price points starting around $300k for a condo and $400k for a townhouse. Single family homes can start around $450k for a smaller early 1900's home that isn't updated but price points quickly get up into the $700k plus range for homes that are larger or remodeled. There is a limited number of new construction properties in Phinney Ridge which have been sold recently with price points exceeding $1m.
