University District, Seattle Homes for Sale

The University District neighborhood is the area which surrounds the University of Washington north of Seattle and bordering on Portage Bay.  This area was developed in the late 1800’s with the expansion of the railroad lines northward and settlement began in earnest around 1890.  At the time the area was known as Brooklyn.  In several years the area had a sizable population and the Territorial University was moved from downtown Seattle to its current location.  By the time the University District hosted the Alaska Yukon Pacific Exposition in 1909 there had been major growth and development in the area as the entire city expanded northward.  The University District continued its growth and expansion throughout the 1900’s evolving along the way as neighboring areas grew with the advent of the automobile and creation of Interstate 5 forming the current western border of the district.  

Today the University District is an eclectic mix of retail, restaurants and nightlife with a hub of activity on NE 45th Street.  As you travel east from Interstate 5 along this street and drop down towards the water you reach the University Village, one of the larger and more upscale outdoor shopping complexes in the Seattle area. The University Village offers a mix of large national retailers along with local smaller shops and restaurants.  Housing in the University of District does of course cater towards students with a large number of rental properties although there are also condos, townhouses and some single family homes.  Condos in the University District start around $200k with townhouses around $400k.  There are a limited number of single family homes in the area with prices starting above $500k.  In general houses tend to be larger and setup with higher than typical room counts and price points which start above $800k.
